Key Architectural Deliverables & Takeaways

  • Continuous independent access to mineral-rich deep artesian water with zero dependence on PRASA municipal rationing.
  • Multi-barrier filtration combining 5-micron spun polypropylene, catalytic carbon block, and 254nm ultraviolet sterilization.
  • Constant 62 PSI estate-wide hydro-pneumatic water pressure managed by a variable frequency drive (VFD) pump.
  • Automated cistern level telemetry with low-level alarm and solar-matched pumping schedule.

1. Purpose & Scope

This Standard Operating Procedure (SOP) governs the extraction, storage, multi-barrier purification, and constant-pressure delivery of domestic water across all zones of Our Dream Villa, including the Upper Main Residence, Lower Guest Suite, Workshop, and Exterior Irrigation.

3. Routine Inspection & Maintenance Schedule

Interval Inspection Check Action Required Specification
Weekly UV Chamber Ballast Status Confirm green LED & audible beep test 254nm @ >30,000 µW·sec/cm²
Monthly 50-Micron Disc Pre-Filter Turn manual purge valve to flush sediment Clear flush for 15 seconds
Quarterly Differential Pressure Gauges Replace 5µm sediment and carbon filters When ΔP exceeds 12 PSI
Semi-Annual Storage Cistern Cleanliness Visual inspection via sanitized access hatch Clean sediment sweep if present
Annual UV Quartz Sleeve & Lamp Replace UV lamp; clean quartz tube with citric acid 9,000 hour lamp life expiration

4. Quarterly Filter Replacement Protocol

  • Isolate the VFD booster pump by flipping circuit breaker #14 on Subpanel B.
  • Close main ball valve upstream of the Stage 1 sediment filter housing.
  • Depress the pressure relief red button atop filter sumps until flow ceases.
  • Unscrew filter canisters using spanner wrench; discard exhausted cartridges.
  • Sanitize interior canister bowls with 10% food-grade hydrogen peroxide solution.
  • Lubricate EPDM O-rings with NSF-61 certified food-grade silicone grease.
  • Insert new 5µm sediment filter into Sump 1 and catalytic carbon block into Sump 2.
  • Tighten hand-tight plus 1/4 turn; slowly pressurize to purge trapped air via relief vent.
